Home / Unit Turns
For Landlords & Property Managers

One crew turns the unit.
Start to finish.

Paint, deep clean, floors and the small repairs, done by one crew on one schedule. No coordinating three vendors between tenants.

Every day vacant costs rent

The turn shouldn't wait on three schedules.

The usual turn means a painter, a cleaner and a handyman, each with their own calendar, and the unit sits empty while they line up. We do all of it with our own crew, so the work runs back to back and you get one date it'll be ready.

We walk the unit (or you send photos), and you get a written scope and schedule within 48 hours. Then text us when the next one opens up.

Not sure what a turn should cover? Our unit-turn checklist lists it room by room.

What a Fortis turn covers

  • Interior painting: walls, trim, doors, ceilings
  • Deep clean: kitchen, appliances, baths, windows, floors
  • Floor care: strip and wax, scrub, carpet extraction
  • Small repairs: drywall patches, caulking, ceiling tiles, door hardware
  • Common areas: hallways, stairwells, lobbies
  • Move-in ready walkthrough with photos

Questions

Unit Turn FAQ

How fast can you turn a unit?

Most standard apartment turns are done in a few days, depending on size and condition. On the walkthrough we give you a written scope and a schedule, so you can line up the next tenant with a real date.

Do you do just painting, or just cleaning?

Either one. Most landlords use us for the whole turn because it saves coordinating three vendors, but we're happy to paint only or clean only.

What small repairs do you handle?

Drywall patches and nail holes, caulking, ceiling tiles, door hardware, touch-ups and the small punch-list items that hold up a turn. We'll tell you upfront if something needs a different trade.

Do you work with property managers who have a lot of units?

Yes. We can set a standard turn scope for your portfolio so every unit gets the same finish, and you text us when one opens up.

Do you do common areas and hallways too?

Yes. Hallways, stairwells, lobbies and laundry rooms. We schedule the work around your tenants.
